BACKGROUND

 

 

During the past years Council has considered the future use of the vacant crown land north of Powertrak, between the Boyup Brook Donnybrook Road and the Railway Reserve. In 2003/04 Council allocated $10,000 towards an industrial land study to develop (10) industrial lots on the vacant crown land Lot 372. Thompson McRobert Edgeloe (TME) were appointed by Council to undertake this study. Council considered a report from TME at its meeting on 17th February 2005. TME advised that (10) lots could be created and that the development costs of the land would be a minimum of $530,000, which included a 20% contingency. The lot sizes averaged 2000m2(approx) with one lot being 5082m2 however this lot was an irregular shape.

 

 

Council resolved accordingly on the 17th February 2005:

Whilst this matter was referred to the SW Zone of WALGA and the South West Development Commission, other than the establishment of a working group by the zone, which has met on several occasions the position has not changed, other than grant funding being made available by the Government to assist with infrastructure costs.

 

 

COMMENT

 

 

As the subdivision of Lot 372 as presented by TME in 2005 has not proceeded in view of the costs involved, alternative uses for this land are now been raised.

 

 

The Department for Planning and Infrastructure is currently considering a request from Coote Industrial Limited to lease or purchase Boyup Brook Lot 372. To enable further investigation of this matter the Manager of State Lands South West would appreciate CouncilÃÆâ€â„¢ÃƒÆ’ƒâہ¡ÃƒÆ’‚¢ÃƒÆ’¢Ã¢Ã¢Ã¢Ã¢â€š¬Ã…¡Ãƒâ€šÃ‚¬ÃƒÆ’…¡Ãƒâہ¡ÃƒÆ’‚¬ÃƒÆ’¢Ã¢Ã¢Ã¢Ã¢â€š¬Ã…¡Ãƒâ€šÃ‚¬ÃƒÆ’…¾Ãƒâہ¡ÃƒÆ’‚¢s comments on the proposed use of the land by Coote Industrial for the purposes of a Biodiesel Production facility.

 

 

As the land is zoned Rural under the Shire of Boyup Brook Town Planning Scheme No 2, the proposed use would fall within the rural industry ÃÆâ€â„¢ÃƒÆ’ƒâہ¡ÃƒÆ’‚¢ÃƒÆ’¢Ã¢Ã¢Ã¢Ã¢â€š¬Ã…¡Ãƒâ€šÃ‚¬ÃƒÆ’…¡Ãƒâہ¡ÃƒÆ’‚¬ÃƒÆ’â€Â¦ÃƒƒÂ¢Ãƒ¢Ã¢Ã¢â€š¬Ã…¡Ãƒâ€šÃ‚¬ÃƒÆ’…âہ“Use ClassÃÆâ€â„¢ÃƒÆ’ƒâہ¡ÃƒÆ’‚¢ÃƒÆ’¢Ã¢Ã¢Ã¢Ã¢â€š¬Ã…¡Ãƒâ€šÃ‚¬ÃƒÆ’…¡Ãƒâہ¡ÃƒÆ’‚¬ÃƒÆ’â€Å¡Ãƒƒâہ¡ÃƒÆ’‚ and is a permitted use within the Rural zone. Fast-track expansionist Coote Industrial strikes again

RAMPANTLY expansionist engineering and rail services company Coote Industrial has further broadened its Australasian and South-East Asian footprint via an agreement to buy specialist engineer Drivetrain Australia for $12.1 million.

 

 

 

For the Western Australian company, founded by Mike Coote in 1989 and listed less than a year ago, New South Wales-based Drivetrain is its seventh acquisition in the past 18 months in deals worth over $100 million.

 

Drivetrain specialises in heavy off-road transmission maintenance, re-manufacturing and application engineering services, new heavy drivetrain components and systems, hydraulic products and marine propulsion.

 

Established in 1987 by Noel and Louise Brown, Drivetrain has branches in Sydney, Melbourne, Brisbane, Mackay, Mt Isa, Adelaide, Perth, Singapore, Manila and Auckland, and its customers include many of the largest heavy equipment users and manufacturers, as well as defence contractors, in Coote Industrial's target segments.

 

Drivetrain is the exclusive authorised Australian and South-East Asian distributor and service centre for Dana off-highway powertrain components and electronic controls, part of one of the world's largest transmission companies.

 

The move on Drivetrain follows Coote Industrial's near $40 million cash and scrip takeover of fellow WA rail maintenance company GEMCO Rail, its $5 million acquisition of WA transmissions and associated equipment specialist Industrial Powertrain, the $12.5 million takeover of Fremantle cargo services provider FCD Container Logistics, WA rail services provider South Spur Rail Services for $25 million and its earlier entry into Europe via the acquisition of Swedish original equipment manufacturer Hedemora Diesel AB.

 

Drivetrain is expected to deliver a 2008 net profit after tax (NPAT) of $2.65 million on turnover of $38.9 million. The purchase price of $12.09 million, plus settlement of retained earnings, will be satisfied via cash and $500,000 in shares, subject to shareholder approval.

 

GEMCO is forecasting a full-year 2008 NPAT of $5.01 million on total sales of $63.8 million, an NPAT multiple of 6.75 times, so both it and Drivetrain are expected to be a nice future addition to Coote Industrial's first annual results as an ASX-listed entity with an NPAT of $8.174 million for the 2006-07 year, well over the company's prospectus forecast NPAT of $6.644 million.

 

However, the full-year dividend of 5.9c a share remained as promised in the prospectus.

 

Prior to the Drivetrain acquisition, but including GEMCO and a number of undisclosed organic growth projects and acquisition strategies, Coote Industrial was forecasting sales revenue growth of more than 200% to $214.50 million in the current year, with a 90% increase in NPAT to $15.50 million.

 

And that is further good news for those who paid $1 a share when the company listed less than a year ago and have already seen their shares hit $3.13 at the end of July to settle around $3.05 currently.

 

Coote Industrial already has rail, defence, resources, power generation and maritime business units in Perth and Port Hedland in WA, Sydney, Melbourne, Newcastle and Hedemora in Sweden.

Western Australia

ASC has unveiled plans for construction of a $35 million submarine maintenance and upgrade facility at the Australian Marine Complex (AMC).

 

 

Location

 

Our new facility at the AMC is located at Henderson, sourth-west of Perth's CBD.

 

Facility Development

 

 

The state-of-the-art facility represents a consolidation of all Western Australian submarine maintenance and upgrade activities, and commits us to undertake work in Western Australia indefinitely.

 

Upon completion, the facility will accommodate 185 people and undertake several million dollars worth of submarine maintenance and upgrade work each year.

 

ASC will benefit from the Western Australian Government's commitment to additional infrastructure, including a floating dock, as part of the Common User Facility (CUF).

 

The CUF will also incorporate land transfer capability enabling us to move submarines from the wharf to our new facilities.

 

Key features of our new facility include:

modern office accommodations;

a large maintenance hall for undercover submarine work; and

use of the Western Australian Government-funded floating dock, transfer facility and access to the CUF's eastern wharf extensions.

The AMC is an integrated industrial estate servicing the defence, marine, resource and petroleum sectors, with about 100 businesses located there.

 

We will undertake our first submarine maintenance docking at the AMC in 2008.
